The 801 Marquette Avenue redevelopment project currently underway is intended to create a premier office property and to attract tenants seeking modern and creative space in a prime location in downtown Minneapolis. Total investment in this project is estimated to be approximately $20 million (including leasing costs) and, upon completion, we are anticipating rental rates of approximately $17-$19 net per square foot compared to previously expired rents before redevelopment of approximately $4.75 net per square foot.
